Read left to right: where we started, where we are now, where the plan takes us, and the ceiling. These are forecast figures; the leadership dashboard shows the cash that has actually arrived. Click a column heading to see it property by property.
Each card lists what has to be done there: a tick for each thing every tenant needs, and a line for each room to fill or place to let. Tick it when it is done. Click the card for the figures, the four ways we could let it and who lives there.
We run these, and the plan we picked adds nothing more today: the work is finished, they are already where we want them, or they are held as they are. They sit here so they do not clog up the list above.
Left until last on purpose: an agent runs these, so nothing changes until we take one back. The figures show what each one would be worth if we did.
Fill this in with the tenant. Save writes every field to their record in Airtable, so the rent change and the council forms can be done from one place. Bank account numbers are not stored here.
Photo ID, bank statements, UC statement screen grabs, signed pages. Up to 3.7MB each.
The background: what each word means, how the money is worked out, how to raise it with a tenant, the benefit cap sum, where to find tenants, and every assumption behind the figures. Open a heading to read it.
The paperwork behind the ticks on each property. The ticks on a card are the short version: this is what each one actually means.
Nothing here costs the tenant money, and the opening line has to say so before anything else. Read the honest bits too: on a joint tenancy there is a real change in what they are signing, and hiding it is what would spook them later.
A house let by the room is an HMO for council tax and the owner pays (from 1 December 2023). Let the whole house to two tenants on one agreement of six months or more and they become liable. They claim Council Tax Reduction from West Suffolk (run by Anglia Revenues Partnership; up to 100% for a working-age household on UC and not working) on an online form completed with them at the meeting, which the signed authority to act lets Roy or Kevin submit. Their Universal Credit housing costs do not change: each joint renter keeps their own 1-bed rate up to their share of the rent.
Run this for any tenant going onto the 1-bed rate. The rent stays at the full rate; if the cap bites, this is the Crisis and Resilience Fund Housing Payment to apply for with them.
